The 10,000-square-foot facility, built in 2025, is backed by a 15-year absolute NNN lease with 8% rent escalations every five years and secured by a corporate guaranty from a national operator with more than 140 locations across the U.S.
Strategically located just 11 miles from Boise in one of the region’s most affluent and fastest-growing communities where average household incomes exceed $135,000, the property offered the buyer long-term income security and stability.
Faris Lee implemented a highly targeted marketing strategy, leveraging its proprietary 1031 Exchange buyer database to generate nationwide investor interest. The campaign produced a San Diego based 1031 exchange buyer who acquired the property on an all-cash basis at a competitive 7.34% cap rate, equating to $620 per square foot.
The Seller, a Seattle based developer, was represented by Managing Principal Jeff Conover, Senior Managing Director Scott DeYoung, and Director Greg Lukosky of Faris Lee Investments. The Buyer was represented by Tidemark Real Estate Services.
This transaction marks the second TLE sale Faris Lee has completed in the past quarter, following the sale of a Fresno, CA location for $5.37 million at a 7.12% cap rate further underscoring the firm’s expertise in executing early education property sales nationwide
